The Shelby County Trustee, in conjunction with Shelby County Chancery Court,
holds tax sales throughout the year to sell property for delinquent taxes.
The delinquent properties appear in a "Notice of Tax Sale" listing in a designated local paper.*
This listing includes parcel number, names of all owners, amount due,** and a brief description,
along with the time and location of the sale. In addition to the listing,
a notice of the tax sale is sent by certified mail to the last known address of the present owner.

Tax sales are conducted in the Commission Chambers,
160 N. Main Street, Lobby, Memphis, TN 38103, and are open to anyone.***
(Sales are not held on weekends or non-judicial days.) The Court orders the sale of property for cash.
Properties purchased in a tax sale may be redeemed by the previous owner within 1 year from the date the property was sold,
as evidenced by the order of confirmation of the sale.

Photographs of properties to be sold are available on the Trustee's website approximately 30 days prior to each sale.
Bidders should not rely on photographs as an accurate representation of the property
for sale.
If such photographs are shown, they are not a substitute for the bidder's own research and are not intended to persuade
a potential buyer to bid on the property. Neither the Court nor Shelby County nor the City of Memphis makes any
warranties regarding the photographs, the property, its condition or status of repair. It is the buyer's responsibility
to investigate the property and impediments to purchase prior to bidding.

**Amount due may include delinquent City (if any) and county taxes, accrued interest and penalty charges, court costs, attorney fees,
as well as service and title costs. Pursuant ot T.C.A. ยง8-21-401(b)(1)(F), an additional fee of One Hundred Dollars ($100.00)
for clerical services will be added to the costs of each respective parcel of property ordered to be sold by the Court.
